Debt Consolidation – Pros and Cons of Paying of Debt with a Mortgage

Monday, August 6th, 2007

With the new, tougher bankruptcy laws in effect, people are looking for alternate bill consolidation, loan consolidation and credit card consolidation solutions. Debt consolidation loans are one of the most popular ways for homeowners to consolidate their debts by means of mortgage refinancing (replacing an existing first mortgage with a new one), taking out a home equity loan (second mortgage) or taking out a home equity line of credit (HELOC). But, be careful to consider these pros and cons before signing on the dotted line.

Pros

· Interest paid to a mortgage may be used as a tax write-off, but, according to Bankrate.com, it could be limited in some situations.

· You have one payment to make versus many payments. This makes managing your finances easier because you’ll know just how much you need to pay each month, and there’s only one creditor to deal with versus many.

· The interest rates for home equity loan (second mortgage) and refinanced first mortgages are lower than most credit card interest rates.

Cons

· It generally takes longer to pay off a debt consolidation loan and it’s more expensive long-term. Even though interest rates on a debt consolidation loan are lower, you’re paying it for 10 to 30 years.

· You could end up in more debt than you already are. Chris Viale, general manager of Cambridge Credit Corp., a nonprofit credit counseling agency based in Agawam, Mass, says, “70 percent of Americans who take out a home equity loan or other type of loan to pay off credit cards end up with the same (if not higher) debt load within two years.”

· If you can’t keep up with the payments, the lender can foreclose and take your home because your home secures the loan.

A Sleigh Full Of Holiday Stress

Monday, August 6th, 2007

What are some of the common causes of holiday stress we should guard against?

1. Setting Ones Social and Personal Expectations: To High … Expecting every moment of the holiday season to be one in which every one is happy, merry and in a party mood all the time, especially ones self; when these expectations are not met the feeling of anger and frustration sets in

• Condition your mind that neither being in a party mood nor feeling merry is necessity for one to enjoy the holidays.

• Keep in mind different situations and traditions should dictate the methodology used in celebrating. After all there hardly ever is just one best way for doing anything.

2. Excessive use of Food, Drugs, Or Alcohol to Cope With Stress… A great way to have fun and deal with your stress at the same time .Right? Wrong. If you’re suffering from increased stress levels during the holidays, don’t turn to food, drink, or drugs for relief because they work. Because the reality is in the long haul, they don’t’ Not only will they make you fat, obnoxious, and intoxicated, but more importantly, they will shield you from learning how to deal with the deeper causes of your Problems; every holiday season you’ll end up in the same boat over and over again.. Hence, even though they work in the long run in the short run, they will cause one even more heart ache and stress, such as car wrecks, injuries to others resulting in legal problems, work and family problems; therefore are not good coping strategies. “So, how does one cope”, you ask? Well here are some coping strategies that have proven to work:

• Make a preemptive strike.

• Keep your hands busy

• Be ready for stress snack-attacks Store only healthy foods and non-alcoholic drinks.

3. Unpleasant Memories… It is not uncommon. Perhaps the death of a friend or close family member or a valued relationship came to an end Again you ask, “what remedies can one avail themselves. Here are just a few that come to mind.

Remind yourself that some solitude and reflection is healthy and good; its okay not to be in a jovial mood all the time.

Next keep busy doing something you enjoy

Spend time as you are able with new friends and acquaintances. After all who knows they may become you’re new best friend.

4. Trying To Change Or Control Other People… Whether during the holidays or not, probably what causes one the greatest stress and drives one crazy is trying to control or change the way others behave. Then, with the failing to accomplish the impossible, one ends up feeling angry and frustrated. Solution, Recognize the old proverb “Do unto others as you would have done unto you; don’t

5. Blaming yourself or others when Things go wrong… Our first reaction is to automatically look around for some one or something to blame. It’s not that one wants to respond this way, but the body has been programmed to do this instantaneously, whether one’s intellectually want to or not.; most of the time, this automatic assessment of blame wasn’t the blame after all other then trying to change or control others this is the greatest causes of stress. Again the result being feelings of anger and frustration; the solution being the same as trying to control others. Do unto others as you would have done unto you.

Now that we have examined some of the major causes of holiday stress and identified some coping strategies, it is my hope that instead of this holiday season being a sleigh full of stress; It will be a holiday season full of joy peace and self contentment

I have been mdically retired for the past ten years. During which time ai have dabled in wriing articles, poetry, and playing pokr professionally. Recently the manager of the senior complex in which I live asked me to write a monthly article; I thought it would be fun to submit it here to see what happens

Silver Choker Will Guarantee You A Gasp Of Delight From The Recipient

Monday, August 6th, 2007

There are some jewelry gifts like silver chokers, where even if the person giving them were blind, the sounds and noises that usually tend to come from the recipient of the gift would in fact tell all, without one having to see the sheer delight, ecstasy and joy.

Wire jewelry in general usually has that kind of effect and quite often elicits gasps of delight and shocked joy from recipients, but a silver choker in particular will bring out the extreme and even the coolest and remotest of persons will tend to react in one way or another.

This is not really surprising when one considers the appearance and sheer beauty of this wire jewelry piece. For instance imagine a choker made with a 16 or 12 gauge wire of sterling silver? Actually the gold alternative to this is bound to be a 14k gold filled wire.

The sheer beauty and elegance of the sterling silver choker is a site to behold. Little wonder that silver chokers tend to elicit such extreme and noisy reactions.

Chokers, silver or otherwise are made to a client’s specific order and this elegant and beautiful neckwear is commonly secure with a hook clasp that allows for the easy hanging of a pendant and easy closing as well.

It is important to note here that the smaller the gauge of the silver, the larger the diameter of the wire and not the other way round.

There are few pieces of jewelry that can be more attention grabbing than a silver choker.

13 Techniques That Boosts The Power Of Your Resource Box!

Monday, August 6th, 2007

***What is the Resource box?

‘Resource box’ is an information box about the author of the article. You will see this resource box at the end of the ezine articles.

***Why it is so important?

Hey…It is giving you free advertising. When somebody reads your article, they will see your name and web site link at the end of the article. More chances of inviting visitors to your web site.

When ever your article is published on other web sites, it amazingly increases your link popularity in search engines. You know how the search engines love the web sites with good link popularity.

***So what are techniques that will work for you:

1.Number one rule: *Try not to sell your products through your article resource boxes.*

Use your resource box to build up your opt-in list. If you have an ezine or free ecourse always keep a link for subscriptions.

2.You should also put your web site URL in the resource box.Email links to your ezines won’t increase your web site link popularity.

3.Always spell check your name and URL twice before submitting it.Misspelled name with wrong URL…Things won’t work in your way.

4.Try to keep single URL in your resource box.If that URL is going to give the reader something FREE like free ebook, free subscriptions you will get good click thru rate with that URL.

5.Keep your resource box short.Like six to eight lines.

6.Don’t keep your affiliate links in the resource box. Some how people don’t like clicking the affiliate links. Use redirection scripts or services.

7.If you want to keep few lines about your product in your resource box,Always those should be the benefits of your product.People love the benefits not the features of your product.

8.DON’T use hype words like ‘Million bucks over night, 50 million visitors…Guaranteed’ etc.

9.If you are promoting specific product through your resource box, then link the web page that directly takes the reader to that specific product page.

10.If you want to display the charge for your service, then tell it in the lowest possible value. Instead of ‘$25.00 per month’, you can write it as ‘Less than 85 cents a Day!!’

11.Try to put related URL in the resource box.For example if you are writing article on search engine optimization and if you keep a ebook compiler product link, expect low click thru.If you don’t have a related product always you will be having your ezine or any other mailing list links for getting subscriptions.

12.Always highlight one or two words in your resource box with Caps, quotations,* signs etc.

13.Last but not least is DON’T forget to keep your resource box before submitting your article.

After Studying Spanish For Years You Cannot Progress Beyond A Certain Stage-What’s Wrong With You?

Monday, August 6th, 2007

THE WRONG APPROACH

Did you know that the teaching methodology accounts for over 90% of the students’ success or failure in learning a second language effectively?

In other words, it’s not your fault if you have not been able to achieve your goals so far. Most likely, the kind of work you’ve been doing may be the one to blame.

Most language courses revolve around grammar and vocabulary drills which result in nothing but frustration and the feeling that “you are not cut out to learn Spanish.”

Those courses focus so much on students’ errors, that they cause you to lose confidence and drastically reduce your oral fluency in the language by “punishing” you any time you use the language.

It is common in these settings to find students mentally struggling with patterns and structures before making any single utterance, for fear of being corrected, told they are wrong or even ridiculed.

This sad but nevertheless real situation produces two main results:

a) many students cannot put up with the mental stress and frustration and drop out their Spanish courses with the feeling they are not up to the challenge of acquiring Spanish as “this is a very hard language to learn.”

b) Other students keep working hard even for years, but still cannot progress beyond a certain level and start to feel stuck. Many start to question whether they are to blame for their lack of improvement.

Have you ever found yourself in one of the two situations described above? If you have, the good news is:
You are NOT to blame! And… you are far from alone!

Over 90% of students of second languages, not just Spanish, feel exactly the same way.

Why is this so?

Simply because the MAIN teaching methodologies currently used worldwide, even on the Internet, are WAY OUTDATED!

They simply reproduce teaching models that were in vogue over 100 years ago but in a digital format.

Does this sound difficult to believe? Read on.

Almost EVERY single course available on the market today is rooted in the GRAMMAR TRANSLATION METHOD of second language acquisition.

This method started to be used in the 1890’s and it consisted mainly of explanations of grammatical rules, some sample sentences, and lots of exercise drills to practice the new structures. Does this sound familiar?

This system was mostly used to learn to translate Classical Greek or Latin into other languages and it offered little opportunity for real second-language acquisition or should we say “offers”?

It may be acceptable to learn dead tongues but it will be of no use to you if you want to learn to communicate in Spanish effectively.

This clearly shows you why no matter how hard you may have tried, you have been unable to learn Spanish. It is NOT your fault. It is the methodology used; it is the course providers’ fault! Not Yours!

Who can put the blame on you if so far you have been prepared for a reality that does not exist outside the classroom?

After all, as we have seen in our previous mini-articles, children acquire their native language easily and effectively, without boring and repetitive grammar and vocabulary drills, without sentences or structures in isolation, so why should you do that to learn a second language? However, language courses force you to do that time and again.

Worst of all, the language that is shown to you has been simplified to such an extent that if you showed the study materials to a native speaker s/he won’t be able to help sniggering.

Students are presented with unreal and unnaturally simplified samples of Spanish that no one ever uses. In real life, that is NOT how language acquisition occurs!!!

You are NOT to blame!!! How come you be expected to communicate effectively if you’ve never been given a single chance to communicate or to be exposed to REAL language, just as it is spoken worldwide.

Imagine a pilot-to-be whose only experience in flights has been in flight simulators. Would he be nominated for flying an airline’s top commercial airplane? Would YOU like to be on that flight? Would you like your family and beloved ones to be there with you? I definitely wouldn’t.

Just because a person practices and practices and practices in an unreal or controlled situation does not mean that s/he will be able to succeed in a real-life situation. Now see this analogy in language courses.

Language students are obliged to repeat words, phrases and sentences in a parrot-like fashion, they are forced to do grammar exercises, repetition drills just to “hammer the structures into their heads” and they are never ever given a real chance to interact even with another person in a real setting. Would you expect them to use language effectively if real communicative needs arise? Of course not! Most likely they will dry up and be unable to say a word! But it is NOT their fault! They are just the expected result of a bad product.

Having identified the problem, the solution is just one step ahead. But that will be the main topic of our new article on Second Language Learning.

Julio Foppoli is a teacher of English as a Second Language and a teacher of Spanish as a Second Language. He is the creator and owner of http://www.esaudio.net/Spanish/online_classes.html, an online educational website with a technological edge, specialized in the teaching of Spanish as second language via audio-conference to native speakers of English from all over the world.

The website offers free listening comprehension activities with Spanish from all of the Spanish speaking world.

Five Tips for Selecting a VoIP Provider

Monday, August 6th, 2007

Choosing a VoIP provider can be a daunting task. There are several VoIP service providers from which to choose, making the decision a sometimes head-spinning adventure.

To find a provider that’s right for you, think about the following:

1. Price — What do you want to pay each month for your VoIP service? Most monthly fees range from $8 to $30. The lower the monthly fee, the less likely you are to get extra features. Sometimes, less expensive plans don’t allow users to call outside the service provider’s network.

2. Features — Is Caller ID important to you? Do you want voicemail? These features and others are not universally offered on all VoIP service plans, so make sure you know what options you want when deciding on a provider.

3. Emergency services/E911 options — Not all VoIP service providers currently meet federal standards for E911, the system used to automatically determine the location of someone who’s dialed 911. If your VoIP telephone is your primary phone, you may want to select a plan that supports 911 dialing. If you feel comfortable using your cell phone for emergencies, a VoIP provider’s E911 capabilities may not be important.

4. Technical support — Some VoIP service providers charge for technical support; others don’t. Most of the larger companies — Vonage and Time Warner, for instance — do not charge for technical support, some smaller companies do. Check with the VoIP service provider to find out if they charge for extra help.

5. Number portability — Do you want to keep your current landline telephone number? Some VoIP service providers will “port” your current number to your new VoIP telephone, while others will give you a new telephone number. If you like your current number, find a provider who’ll help you keep it.

Fragments

Monday, August 6th, 2007

“Gather the pieces that are left over. Let nothing be wasted” (John 6:12b).

God is particular about our fragments, our bits and pieces and what we do with them: fragments of time and opportunity, thoughts and actions. Jesus asked His disciples to gather the broken pieces that represent what is left over from His bounty. When God feeds us, He feasts us! He is able to do exceeding abundantly above that which we ask, even. But He does not want us to waste the fragments from His abundance.

Gathering fragments does not mean to stockpile. When the Israelites were in the desert, they were told not to gather manna on the seventh day (Exodus 16:26). They were to trust in their God that He would furnish their needs for that day, also; that there was no need to hoard provisions when God had promised to provide their daily bread.

With God little things assume great importance. He gives us all things to enjoy, but He also is concerned about the cup of cold water that we give in His name; He owns the cattle on a thousand hills, but He takes notice when a sparrow falls. We think nothing of killing time, that precious substance that makes up life, only to wish it back when the seconds, minutes, hours, weeks, months and years have suddenly gone and we are old and sorry for the wasted times and words.

But the saddest waste of all is the wasted life which is epidemic today. God surely weeps as He watches humankind destroy itself with drugs and pornography and violence. Some of the most grievous words in God’s Word are, “…The younger son…squandered his wealth in wild living” (Luke 15:13). The parent who has buried a child wasted from riotous living knows well how the little things make or break us. “Let nothing be wasted,” especially one for whom our beloved Jesus died!

Adrenal Fatigue And How To Beat It.

Monday, August 6th, 2007

Your adrenal glands are two tiny pyramid-shaped pieces of tissue
situated right above each kidney. Their job is to produce and
release, when appropriate, certain regulatory hormones and
chemical messengers.

Adrenaline is manufactured in the interior of the adrenal gland,
called the adrenal medulla. Cortisol, the other chemical from
the adrenal gland, is made in the exterior portion of the gland,
called the adrenal cortex. The cortex also secretes androgens,
estrogens, and progestins. Cortisol, commonly called
hydrocortisone, is the most abundant — and one of the most
important — of many adrenal cortex hormones. Cortisol helps you
handle longer-term stress situations.

In addition to helping you handle stress, these two primary
adrenal hormones, adrenaline and cortisol, along with others
similarly produced, help control body fluid balance, blood
pressure, blood sugar, and other central metabolic functions.

In the heightened nervous state of adrenal burnout, the body
overproduces adrenaline, cortisol and other stress hormones.
Constant stress and poor nutrition can weaken the adrenal
glands. Eventually, this causes the adrenal glands, the front
line in the stress reaction, to show wear and tear and become
depleted. This frequently leads to impairment in the thyroid
gland, which can cause a further decline in energy level and
mood and is one of the reasons why many people have thyroid
glands that don’t work well.

When stress continues over prolonged periods of time, the
adrenal glands can deplete the body’s hormonal and energy
reserves, and the glands may either shrink in size or
hypertrophy (enlarge). The overproduction of adrenal hormones
caused by prolonged stress can weaken the immune system and
inhibit the production of white blood cells that protect the
body against foreign invaders (in particular lymphocytes and
lymph node function).

Adrenal dysfunction can disrupt the body’s blood sugar
metabolism, causing weakness, fatigue, and a feeling of being
run down. It can also interfere with normal sleep rhythms and
produce a wakeful, unrelaxing sleep state, making a person feel
worn out even after a full night’s sleep.

Common Causes of Adrenal Stress

* Anger * Fear / Worry /Anxiety * Depression * Guilt * Overwork/
physical or mental strain * Excessive exercise * Sleep
deprivation * Light-cycle disruption * Going to sleep late *
Surgery * Trauma/injury * Chronic inflammation * Chronic
infection * Chronic pain * Temperature extremes * Toxic exposure
* Malabsorption * Maldigestion * Chronic illness *
Chronic-severe allergies * Hypogycemia * Nutritional deficiencies

Testing for Adrenal Health

In order to determine the health of your adrenal glands you need
to have a simple blood, urine, or saliva test such as the
Adrenal Stress Index performed through your practitioner.
Cortisol levels can be checked by blood in the morning or
throughout the day by a saliva test. DHEA, and Epinephrine, are
some other indicators of adrenal function. The information
provided by testing can help to determine the most appropriate
type of treatment.

Associated Symptoms and Consequences of Impaired Adrenal
Functioning

* Low body temperature * Weakness * Unexplained hair loss *
Nervousness * Difficulty building muscle * Irritability * Mental
depression * Difficulty gaining weight * Apprehension *
Hypoglycemia * Inability to concentrate * Excessive hunger *
Tendency towards inflammation * Moments of confusion *
Indigestion * Poor memory * Feelings of frustration *
Alternating diarrhea and constipation * Osteoporosis *
auto-immune diseases/hepatitis * Lightheadedness * Palpitations
[heart fluttering] * Dizziness that occurs upon standing * Poor
resistance to infections * Low blood pressure * Insomnia * Food
and/or inhalant allergies * PMS * Craving for sweets * Dry and
thin skin * Headaches * Scanty perspiration * Alcohol intolerance

Treatment

Lifestyle changes such as:

Eating steadily, all day long. Skipping meals is one of the
worst things you can do for your body. When you’re hungry, your
blood sugar drops, stressing your adrenal glands and triggering
your sympathetic nervous system. That causes light-headedness,
cravings, anxiety and fatigue. Another drawback to skipping
meals: The resulting low blood sugar can affect your ability to
think clearly and shorten your attention span.

Skipping breakfast is particularly bad, as it is a sure fire way
to gain, not lose, weight. If you start each morning with a good
breakfast and “graze” healthfully every two to four hours, your
blood sugar will remain steady throughout the day. You’ll feel
more rested and energetic.

Eat protein with every meal. Eat Complex carbohydrates such as
brown rice. Avoid sugar, junk food, white pasta, white rice,
white bread.

Absolutely NO Caffeine. Coffee/Sodas over stimulates your
adrenals and they deplete important B vitamins. Coffee does not
give you energy; coffee gives you the illusion of energy. Coffee
actually drains the body of energy and makes you more tired,
because of vitamin and adrenal depletion.

Exercise to relax. Walking, Yoga, deep breathing, meditation, or
stretching. No vigorous or aerobic exercise, which depletes the
adrenals.

Avoid alcohol, processed foods, and tobacco. Nicotine in tobacco
initially raises cortisol levels, but chronic use results in low
DHEA, testosterone, and progesterone levels.

Reduce stress; learn relaxation techniques such as deep
breathing, visualization, progressive muscle relaxation.

Helpful Supplements The use of small amounts of natural adrenal
hormone (hydrocortisone) to bring slightly low adrenal function
up to its proper normal daily range is often helpful. Take a
daily multivitamin to provide nutritional support to the adrenal
gland. Vitamin C 1,000-3,000 mg a day L-Theanine 100-400 mg a
day Pantothenic Acid (Vitamin B5) 300 mg a day Licorice
(Glycyrrhiza glabra), no more than 1000 mg of glycyrrhizin
