Buying a house is an expensive proposition. It’s the only thing most people will ever buy that will take decades to pay off. As such, it is not something most buyers enter into lightly. The financial demands are significant and the payment has to be made each and every month for the next thirty years or so. Adding to the complexities of the process are the current sky-high prices of housing and the fact that interest rates are steadily rising. This adds up to a situation where many buyers may find themselves looking at loans they can barely afford to pay.

Lenders are aware of these market situations that have made buying a home a difficult endeavor. The industry has responded by creating a wide variety of loan options in order to meet the needs of just about anyone. Some of these loans, however, offer terms that can make buying a home somewhat of a risky proposition. Option ARM and interest-only loans can both shock buyers several years down the road when they adjust, creating huge increases in the monthly payments. Yet sometimes, when the buyer asks about these things, the lender will reply with “You can refinance later.”

In theory, that is true. Assuming that the loan has no overly expensive early payment penalty, the buyer should be able to refinance at any time. But being able to refinance is one thing; having market conditions that make refinancing a smart move is something else. Most people can remember the late 1970’s, when interest rates for houses topped 15%. While rates have been near historic lows recently, there is no guarantee that they will not rise to that level again. If they do, refinancing, while possible, would certainly be a bad idea.

Interest rates are no the only unforeseen circumstance that might arise. The economy might take a downturn and you might have to take a pay cut. Or the market could soften, causing property values to decline. Either of these could make refinancing a house that you can only barely afford difficult or even impossible several years from now.

When a lender points out that you can always refinance later, he or she is generally telling the truth. But taking out a home loan with terms that are stretching your finances now while assuming that you can make it better later by refinancing is poor financial planning. If the loan you are considering is expensive to the point where refinancing later is a necessity, you are probably buying a house that you cannot afford.

Well I say one the most important hair to be removed is your underarms!

You probably ask why…and the answer is for hygienic reasons. Keeping your underarm hair is not a good habit -in case you haven’t aware of it- and this goes for MEN too…

Actually, before this “laser hair removal” thing came up, many people always had their underarm and genital hair cleaned. And this turned out to be a healthy habit!

So, if you ask me do men really need laser hair removal, I say as long as they do it to remove those two kind of hair and experts say that it’s not dangerous, it’s OK… But, if they just want to remove unwanted hair in the chest, back, or legs… I say it’s not necessary.

Why go through all the process for that “silly” reasons? After all, God give them those hair not for nothing, so don’t disturb that gift!

Why does green tea have all these properties and black tea doesn’t?

Although green and black tea come from the same plant, it is the processing that sets them apart. Tea leaves contain an enzyme that causes the leaves to oxidate after picking. By steaming and heating the leaves, processors are able to stop the oxidation process. Black tea it is let to oxidate and it is submitted to several more possessing steps which causes it to turn dark brown, and sometimes red.

There are primarily four types of antioxidants in green tea that stand out, which give it the properties that green tea is famous for. Many other nutrients can be found in green tea, vitamin C tops the list, containing ten times more than black tea. Also found in different levels are, vitamin B2, vitamin D, vitamin K and carotenoids (beta-carotine).

The wrong information, gives bad reputation.

Many years ago, there were concerns raised, which made people believe that drinking tea in general might interfere with the body’s absorption and use of iron, which in turns causes anemia. Further research has determined that tea does not increase the risk of iron-deficiency anemia.

Another concern that was raised was the seemingly high level of mineral aluminum some times found in tea, aluminum causes bone and brain disorders. Again further research, shows that the type of aluminum found in tea does not react in any harmful way in the body.

As far as we know, for thousands of years tea has been used without any adverse reaction or downside.

Green tea and cancer prevention

As mentioned before, green tea has a 4,000 year old reputation of health enhancing beverage, although this reputation has been dismissed in the past, modern epidemiologists have paid close attention the this plant, and they have found proof that many diseases are prevented by drinking green tea.

One of the researches was done on a region of Japan called Shizuoka, they concentrated in the area, because statistics showed that citizens of this city had a way below average rate of death from cancer, both men and women. A deeper study showed that in this tea growing region, its citizens drank more cups of green tea than the average Japanese citizens.

After this study, dozens more have taken place, some in Europe and some in the United States and the results only fortify early conclusion. Green tea reduces de risks of cancer.

Christmas Gift Giving Without Spending Money

Christmas is just around the corner and you are flat broke. There are so many gifts to give. People you really want to pamper, but you don’t have the money to buy decent gifts for everyone. So what do you do?

Well, you can make your own gifts.

1. The Pet Rock

Remember the pet rock craze? You can make little pets out or rocks easily.

Just take a large, smooth pebble. Stick on a pair of eyes. Glue some felt below. Write a message on the felt and you have a personalized Christmas gift.

2. Cookies

Are you good at baking?

Well go bake several batches of cookies using your best cookie recipes. Do a variety of cookies. Then decorate them. Some with M&Ms some with icing sugar, some with nuts, others with raisins.

Put them into little plastic bags. A few of each type of cookie in each bag. Tie the bag with a pretty ribbon. Make small, pretty cards and write a personal message on each of them. Stick the cards to the outside of that bag of cookies. Each bag of cookies makes a delightful gift for Christmas.

If you can pick some flowers, you can make pressed flower bookmarks. I used to do those as a kid. You arrange the flowers on a piece of white blotting paper. Put another piece of blotting paper over the flowers and put heavy books over the blotting paper to press the flowers for a few weeks. Once dried and flattened, these flowers can be glued onto book marks, photo frames and anything you might want to give as a decorative gift.

4. Handmade jewelry

You can make jewelry for the women in your family using wooden beads or even paper clips. Bracelets and necklaces are the easiest to make as all you have to do is to string the beads up and tie the loose ends together. Use a strong elastic cord for the beads so the bracelet is stretchable and can be put on or taken off easily. As for paper clips, with a pair of tweezers and some cheap plastic beads, you can make attractive paper clip earrings.

5. Are you good at crafts like crochet?

You can make an adorable bookworm bookmark. Start off with the long string part of the bookmark. Just to simple chain stich using thick wool thread until you have a 15 inch long crochet chain. Then do 3 treble crochet stitches into each chain stitch for the last 30 chains. It would curl up into a cute curly bookworm. Stick on 2 eyes on the head and make a tassle at the other end of the chain. Once you get the hang of it, you could make these bookmarks in colorful wool to give away as Christmas gifts.

In the case that patches actually develop, protect your skin using sunscreen before exposing it to direct sunlight, tanning beds, etc.

What If I Miss My Dose?

This type of birth control pill should be taken daily, around the same time each day. In the case that you miss a dose, take it as soon as possible. Then take the following dose on your regular schedule. According to this rule, you can take 2 doses in the same 24 hours, but you need to wait two days or more while on your regular dosing schedule before engaging in sex.

Playing Basketball at the Next Level

Have you ever wondered why certain basketball players don’t measure up to their potential? Players that have incredible skills and abilities but then can’t make it beyond organized high school basketball are a dime a dozen. There are many possible theories out there why this is so but we feel that the reasons are few and simple. Our purpose for this article is to explain those reasons and give players the awareness they need to stand out from their peers and to make it to the level of competition they desire.

Lack of Focus
For most players it is very easy to get bored with details when it comes to fundamentals and technique. Let’s admit, it’s a lot more fun to play pick up games than to work on things like proper foot movement, shooting technique, ball control and etc. Because of this most players neglect to focus on small details of their game. All great players have spent countless hours in the gym working on the fine details of their game and have made the commitment necessary to learn the proper drills and fundamentals that will enhance their skills. At the High School level of competition a good player can still stand out and dominate their competition without focusing on the little things. However once they get to the next level, if they haven’t developed the proper fundamentals and techniques of every facet of the game they will almost always under-perform and have serious regrets. So when you have spare time during the week, instead of organizing a pick up game start focusing on the small detailed fundamentals of your game and work on perfecting them.

Lack of Drive
Playing big time basketball requires a lot of your commitment and time. Many players think they have the passion it requires to excel at the next level when in reality they aren’t even close. Liking to play lots of basketball and pick up games doesn’t qualify you for having the necessary drive. Those that really have the drive give up many meaningful things in their life just to dedicate more time to sharpening their basketball skills. It’s a tough thing to do because when you’re young there are so many things that you want to get involved in. You want to spend time with your friends, you want to go to parties, you want to spend every waking hour with your girlfriend/boyfriend and that’s just to name a few. The reality is, the game of basketball has become so competitive that if you don’t make it your #1 focus and then back that up by setting your priorities around it, you’ll be left in the dust. Certainly we don’t feel that it’s necessarily wrong to have other interests than basketball, we just want to make it clear that those players that really have the drive make basketball their top priority. Once again a player can actually do very well during high school with a lack of drive but once they get to the next level they will face the consequences.

Lack of Intensity
This is sometimes what people are referring to when they say that a player has the “it” factor. Basketball players that are intense almost always succeed because they absolutely hate to lose or perform poorly. A lot of players are extremely gifted and have tremendous skills but because they lack intensity they can never win the big games and will not be able to make it beyond High School Basketball. Some argue that intensity is something that cannot be taught or learned. They claim that it’s something you are just born with. We adamantly disagree with that. A player can learn and acquire intensity if they make an effort to do so. Nobody can do it for them though and that’s what is so frustrating for most coaches. You have to make the decision that you are an intense player and then you must perform with aggression and passion over and over again until it becomes a habit. Once you truly develop intensity you will play with a very aggressive attitude and you will not tolerate poor performances by yourself or your teammates. If it doesn’t bother you very much when you lose or under-perform you have a lot of work ahead of you.

Lack of Confidence
If you don’t think you are going to make every shot you put up you don’t have much of a reason to be on the court. Great basketball players have enough confidence in their abilities and skills to take the shot when it’s there. When players suffer from poor shooting or poor performance it often times has nothing to do with their mechanics or abilities and everything to do with their head. Do whatever you have to do to develop confidence in your abilities. If it requires you to spend hours and hours in the gym so be it. Also work on your mental preparation. Thinking about your shots and imaging you making them is just as important of a pre-game activity as stretching and warming up. Don’t ever go into a game where you haven’t spent a good ten minutes meditating about your performance. Go through scenarios in your head and imagine yourself handling them with confidence. Make yourself aware of the fact that you will miss some shots from time to time but that it won’t hinder your concentration and confidence one bit. It seems silly to a lot of people and that’s one reason why it doesn’t get done very often but it’s something all great players do.

Lack of Humility
It’s one thing to be confident about your abilities but if you’re so confident that you deny the weaknesses in your game you’ve hit a wall that will block your progression as a basketball player. Nobody is perfect. The minute you think you are so good that you don’t need to practice is when you start setting yourself up for failure. If you’ve become better than most players in your school and in your area, rest assured that there are players all over the world that have twice the skills as you and are competing to play at the same level you are.

Although it can be very difficult players can turn themselves into stars if they have the focus, drive, intensity, confidence and humility that is required to stand out.
